  • chevron_rightHow do I pay my monthly assessment?
    Your monthly assessment is payable to the Association Management Company, Town Management, and is due by the 10th of the month.  The two best options are to mail it, or to setup electronic payments, which can be done through Town Managements bank, or through your own on-line banking system.

    You can also make your payment at Town Managements office at 1166 Jamestown Rd, Williamsburg, VA 23185. However, please be advised that they will forward it to the mailing address listed above, so it will be necessary to make any in-person payments early enough to allow for this mailing time to avoid late payment penalties

  • chevron_rightHow do I pay my water bill?
    The water at Promenade@5 is delivered to your unit by a private system that is owned by the community, not James City County.  Water bills are issued every other month by H2O Meter Readers, the company who reads the water meters for us.  Water bills are paid through the management company, in the same manner as the monthly assessment. Please see the FAQ about paying your assessments for additional information on your options for paying these charges.

  • chevron_rightAre there any pet restrictions?
    Yes, there is a limit of two pets per unit, and a weight limit of 45lbs. for each pet.
  • chevron_rightWhat maintenance am I responsible for on my unit?
    Essentially, you are responsible for the maintenance of the inside of your unit, all appliances, including the HVAC system. The Association is responsible for the outsides of the buildings, the amenities, and all landscaping.
     
    However, it isn't quite that simple.  So to help answer this question, we have developed an itemized chart which shows the maintenance responsibilities for our community.

    Each owner of a 10-plex unit is assigned one reserved parking space.  They are expected to park their car in this space.  Any additional cars that they own can be parked in any non-reserved space.  Click here to see the Reserved Parking Space Assignments.
     
    Owners of duets (duplex units) are not assigned a reserved space.  They are expected to park their car(s) in their garage, our in their driveway.
     
    All cars parked in Promenade@5 must be licensed, currently registered, and inspected(if required).  Long term storage of cars within the community is not allowed.  Cars parked over 30 days will be towed at the owner's expense.
     
    Car covers are not allowed.
     
     
  • chevron_rightWhat day is the trash picked up?
    The normal trash days is Monday.  Trash is usually picked up in the morning.  Trash receptacles should be placed at the curb at least 3 feet apart no earlier than 4:00pm on the day before collection, and returned to the trash enclosure not later than 6:00pm. on the day of collection.  Overfull (the lid will not close) receptacles may not be collected, and no trash is to be left on the ground for pickup.   
  • chevron_rightDoes Promenade@5 offer recycling?
    Unfortunately, no.  However, you can individually contract with James City County for recycling services.

  • chevron_rightCan I rent the clubhouse or pool for a private function?
    Yes, we do offer our residents the opportunity to rent the clubhouse for private functions, however, we don't offer rental of the pool.  There is a small rental fee, and a security deposit required.  
     
    Please contact the management company to reserve the clubhouse.
  • chevron_rightPostal Service?
    There is a central mailbox facility at the entrance to the pool.  You should have received a mailbox assignment and the keys when you purchased your unit.  Tenants should get the keys from the unit owner or rental agency.
     
    Because our ZIP code is 23185, we are serviced by the main post office in downtown Williamsburg.
     
    Mail is usually delivered between 3:00 and 5:00 in the afternoon.
     
     
  • chevron_rightClubhouse and Pool Access FOB's
    Each unit in the community is allocated 2 FOBs that allow electronic access to the Clubhouse and the Pool (during pool season).  These FOBs should have been obtained from the previous owner during the closing process when the unit was purchased, or provided by the owner to a tenant when the unit is leased. 
     
    If you did not receive the FOBs as described above, then you should contact the previous owner, or, in the case of a tenant, the current owner.
     
    In the event of loss, or if you need a replacement, new FOBs can be obtained from the management company at a cost of $50 each.  
  • chevron_rightHow often to I need to submit an Owner Occupancy Information form?
    The Owner Occupancy Information Form must be submitted annually and anytime the information on your current form has changed.  Forms for the upcoming year must be submitted before January 1st.  
     
    This form must be sent to the management company and can be completed in writing, or submitted electronically via the online form available on this website under the "FORMS" menu option.
